I will do everything that I can to learn every marketable detail about
your property. I will then ensure that your property is placed in the
local Multiple Listing Service leaving out no detail. This will
make sure that your property is appealing to all other companies and their
agents thus creating a need for them to want to preview your property
the first day it is on the market. The way to accomplish this is with
complete details, features, accurate and complete financial data and of
course, great digital pictures. Also providing a convenient way for others
to show your property is crucial. The single most overlooked asset in
a listing agent by a property owner is how well your agent will present
your property to other REALTORS®. The MLS is where your property
needs to really stand out to get you, the Seller, the best results. A
busy agent will often overlook a property listing that is entered incomplete.
This could cause your property to stay on the market longer than necessary
thus costing you more in the end.
Keeping
You Informed
I will keep you informed of all of the activity on your property. Sun
Realty provides me, as well as all of their agents, with an online duty
book. This enables us to set up a showing of your property at any Sun
location. I will then receive notice of any showings made by any agent
in any of Sun's six locations immediately via email. This allows me to
keep up with the activity on your home, follow-up with other agents to
get feedback and it allows me to give you an accurate, up to the moment
report.

Marketing and Advertising Exposure
In addition to the MLS, Sun Realty and I will market and advertise
your property extensively. You may find your property featured here on
my site, or in Home Tour, Homes and Land, North Beach Sun, Coastland Times
or one of the many other publications on the Outer Banks.

Once a qualified buyer is found and we have negotiated an Offer to Purchase
and Contract, I will closely monitor the closing process and the buyers
progress including all of the paperwork, transfers of utilities, prorations
of rental income and the release of all contingencies, if any.
